More homes hit the market in Auburn Area, but buyers are still moving fast

Here is the one thing that matters most right now. Realtor.com reported that 20.8% of listings nationwide had price cuts in September 2026. That sounds like buyers pulling back. But the Real Estate Data Aggregator counted 562 new listings across Auburn Area in the three months ending July 31, 2026, up 11.3% from the same months a year before. And pending sales rose 7.9% to 507 over that same period. More homes came to market. Buyers still showed up.

For homeowners, this is the key read: supply is rising, but demand is rising with it. The Real Estate Data Aggregator counted 234 homes for sale across the area, up 10.9%. That is more competition for sellers. But 482 homes still closed, up 6.6%. Buyers are not sitting on the sidelines.

Buyers are moving quickly once they find the right home

Speed is the clearest signal. Look at how fast homes went under contract across the individual ZIP codes the Real Estate Data Aggregator tracked for this same period.

In ZIP 03106, the Real Estate Data Aggregator found 77.5% of homes went under contract within two weeks. That share rose 5.8 points from a year before. In ZIP 03032, it was 59.3%, up 17.2 points year over year. Even the lowest number in the group means more than half of homes were off the market in under two weeks.

Prices tell a more mixed story, and that is worth knowing

Not every ZIP code saw prices rise. That is the honest part of this market. The Real Estate Data Aggregator showed the median sale price in ZIP 03032 hit $855,450, up 6.7%. In ZIP 03104, the median was $520,000, up 10.3%. Those are real gains. But in ZIP 03106, the median dipped to $477,500, down 10.7%. In ZIP 03103, it was $429,933, down 4.5%. In ZIP 03109, $484,000, down 3.2%. Prices softened in some spots even while sales volume held up.

One number holds steady across all six ZIP codes: sale to list price. The Real Estate Data Aggregator put it above 101% everywhere. In ZIP 03103, homes sold for 102.7% of list on average. That means sellers who priced right were still getting more than they asked. That does not happen in a market where buyers have the upper hand.

What the national picture adds

Mortgage rates are a real headwind. CNBC reported the average 30-year fixed rate hit 7.30% in the week ending September 30, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is real pressure on monthly payments. It is also part of why Realtor.com found 20.8% of listings nationally had price cuts in September 2026, up 0.9 percentage points year over year. Buyers have less room to stretch.

But the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Redfin reported U.S. home prices rose 3.7% year over year in August, the fastest annual growth in a year. The national trend is still up. Auburn Area is moving in the same direction in most ZIP codes.

What this means if you own a home here

Supply is up. That means more competition. But the Real Estate Data Aggregator still shows only 1.1 to 1.8 months of supply across Auburn Area ZIP codes. That is a seller's market by any standard measure. Buyers are not walking away. They are just being more careful about price. Homes that are priced well and show well are still going fast. The ones that sit are the ones that give buyers a reason to wait.

One more thing worth knowing: these numbers cover the whole ZIP code. A single street can read very differently from the ZIP code average. One block closer to a main road, one block quieter, can change both price and speed. The area numbers tell you the direction. They do not tell you exactly where your home sits.
