Why Q4 Is Not the Time to Coast
Most agents slow down in the fall. They tell themselves the market is quiet, rates are high, buyers are sitting on the sidelines. And some of that is true. Mortgage rates are sitting around 6.67% right now. Existing-home sales dipped in July. Inventory is still below what economists call a balanced market.
But here is what that actually means: the agents who stay active are the ones who will own Q1. The pipeline you build now is the business you close in January and February. Slowing down feels safe. It is not.

That is the whole framework. Everything below is execution.
CMAs: Three a Day, Every Day
A comparative market analysis is not just a seller tool. Done well, it is a reason to call someone, a reason to follow up, and proof that you know this market better than anyone.
Three a day sounds like a lot. It is not, once it is a routine. A 2026 survey of more than 2,000 agents found that agents are putting more emphasis on CMAs than ever, even with fewer listing opportunities. Sellers are better informed. They expect more. The agents who show up prepared are the ones who earn the listing.
One thing worth knowing if you share CMAs with homeowners: a CMA is your professional opinion of value based on market data. It is not a formal appraisal and it is not a legal valuation. Be clear about that distinction. It makes you more credible, not less.
The common mistake here is doing one or two a week and calling it consistent. Three a day means you are always looking at the market, always finding a reason to reach out, and always ready to talk price when someone calls.
Email and Outbound: More Volume, More Often
Two to three emails a week is the floor right now. Three to four if you can manage it. The goal is simple: be the agent in their inbox when the moment hits.
Most people will not respond the first time, or the fifth. That is fine. Email is not about immediate conversion. It is about staying present. When someone is finally ready to move, they call the agent they have been hearing from. Be that agent.
Outbound calls and messages follow the same logic. Fifty to one hundred contacts a day across old leads, dead leads, new leads, and engaged leads. The dead leads are the ones most agents abandon. Do not. People's situations change. A lead that went cold six months ago might be exactly where you need them to be right now.
The mistake most agents make is only following up with people who responded well the first time. That is not a pipeline. That is a short list of easy conversations.
Social Video: Post Everywhere, Not Just Once
Two videos a week is the minimum. But the distribution matters as much as the content.
Posting on one platform and hoping for reach is a losing strategy. Post the same video everywhere. Every platform your potential clients use is a place where you need to show up. The goal is simple.
"Everyone's going to see me in their feeds."
That is not ego. That is math. Visibility is about repetition. Someone who sees you twice is more likely to remember you than someone who sees you once. Someone who sees you on three platforms is more likely to call you than someone who saw you on one.
Do not overthink the content. Talk about what you are seeing in the market. Share a CMA story without the private details. Explain something a buyer or seller asked you this week. Useful and consistent beats polished and rare.
Circle Prospecting: Every Week, Not Just After Closings
Circle prospecting means contacting the homeowners around a recent sale or a new listing, usually somewhere between 20 and 80 homes in the immediate area. You are letting neighbors know what sold and what it means for their own value.
The honest number: research puts the conversion rate at roughly 2%. For every 50 people you contact, expect about one appointment. That sounds low. It is not, when you do it every week.
"Every week I'm following up with all the neighbors, letting them know I'm selling houses out here."
Consistency is what makes circle prospecting work. Calling once and moving on does not build anything. Calling the same area a few times over several months builds recognition. You become the agent who sells on that street. That reputation compounds.
Mix your methods too. Phone calls, direct mail, door knocking, and digital outreach each reach different people. No single method gets everyone.
