Bedford prices held steady even with mortgage rates near 7.5%
Rates are high. That is the first thing buyers and sellers in Bedford are dealing with right now. CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. That is real pressure on monthly payments. But Bedford's prices barely moved.
The Real Estate Data Aggregator counted 90 homes sold in Bedford in the three months ending August 31, 2026. The median sale price came in at $814,500. That is down just 1% from the same three months in 2025. Not a collapse. A small dip.
Buyers are still paying over asking
Here is what stands out. The Real Estate Data Aggregator shows the average home in Bedford sold for 101.5% of its list price in those three months. More than half of homes, 52.2% to be exact, sold above asking. That share is actually up 1.3 points from a year ago.

Fewer homes, fewer sales
The Real Estate Data Aggregator counted 50 homes for sale in Bedford during that period, down 9.1% from a year ago. New listings fell too, down 17.1% to 92. Fewer sellers came to market. That kept supply tight.
Pending sales dropped sharply. The Real Estate Data Aggregator counted 83 pending sales, down 25.9% from the same three months in 2025. That is the number to watch. It tells you where sales are headed in the coming weeks.
Supply sits at 1.7 months, up just 0.1 months from a year ago, according to the Real Estate Data Aggregator. Anything under two months is still a tight market. Sellers have not lost their edge, but the margin is thinner than it was.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Bedford has not followed that pattern. Prices here held. But it is a reminder that rate pressure is real, and sellers elsewhere are feeling it.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Bedford's 1% dip puts it slightly below that national trend, but the gap is small.
