Auburn buyers are still paying over asking despite high rates
CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is a real cost. But in Auburn, buyers are still paying more than sellers ask. That tells you something important about how tight this market is right now.
These numbers cover the three months ending July 31, 2026. The Real Estate Data Aggregator counted 131 homes sold across Auburn in that period. Inventory stood at just 62 homes. That is down 43.1% from the same months a year before. Fewer choices mean buyers compete harder.
Buyers are paying over asking in both ZIP codes
The Real Estate Data Aggregator shows the average sale-to-list ratio hit 102.4% in ZIP 03032 and 102% in ZIP 03110. Both are up from a year ago. That means the typical Auburn home sold for more than its list price, not less.

In ZIP 03110, the Real Estate Data Aggregator found that 59.4% of homes sold above list price. That is nearly 6 in 10. And 68.4% of homes there went under contract within two weeks of listing, up 3.3 points from a year before. Buyers are moving fast.
Prices are rising, not falling
The Real Estate Data Aggregator puts the median sale price in ZIP 03032 at $855,450, up 6.7% from the same period last year. ZIP 03110 came in at $832,000, up 0.8%. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year through the second quarter of 2026. Auburn's 03032 is outpacing that by a wide margin.

List price still matters. When buyers are stretched by a 7.45% rate, they are not going to overpay for a home that looks overpriced. But price it right, and the Real Estate Data Aggregator data shows they will stretch past it. That 1.5-month supply in ZIP 03110 leaves buyers with almost no room to wait.

High rates have not slowed Auburn buyers much. Sales volume is up 14.9% from a year ago, according to the Real Estate Data Aggregator. Pending sales held flat. More than half of all homes are going under contract within two weeks. If you are waiting for competition to ease, the data does not support that bet right now.
One honest note: the share of homes selling above asking in ZIP 03032 dropped 9.1 points from a year before. Not every home is drawing a bidding war. The right price and condition still decide the outcome.
