One part of the Auburn Area is moving much faster than the rest
Most of the Auburn Area is tight. But one part is in a different league entirely. The Real Estate Data Aggregator counted just 0.6 months of supply in ZIP 03109 for the three months ending August 31, 2026. Nearly 7 in 10 homes there went under contract within two weeks of listing. That is not a slow market with a few bright spots. That is a different market.
Meanwhile, Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, up 0.9 percentage points from a year before. CNBC reported the average 30-year fixed rate climbed to 7.49% as of October 7, 2026. Those are real headwinds. But the local numbers tell a more specific story, and the specifics are what matter for your next move.
ZIP 03109: The fastest corner of the market
The Real Estate Data Aggregator counted 56 homes sold in ZIP 03109 in the three months ending August 31, 2026, up 7.7% from the same period in 2025. The median sale price held at $497,467, flat year over year. Homes sat on the market a median of just 11 days. And 73.2% of homes sold above list price. That last number is up 5.9 points from a year ago.
Eleven active listings for a ZIP that sold 56 homes in three months. That math is why buyers there feel the pressure.
The rest of the Auburn Area: still competitive, but different
The other ZIPs are not slow. They are just not 03109. The Real Estate Data Aggregator counted 481 homes sold across the full Auburn Area in the three months ending August 31, 2026, up 11.3% from the same period last year. Homes for sale across all six ZIPs fell 13.8% year over year, to 187 total. Supply is thin everywhere. But the pace and the pressure are not equal.
ZIP 03032: The highest prices, the most breathing room
ZIP 03032 had the highest median sale price in the Auburn Area: $825,950 for the three months ending August 31, 2026, up 3.8% from a year before. But it also had the most supply, at 1.6 months, and the longest median time on market, at 40 days. Homes for sale there dropped 55.9% year over year, to just 15 active listings. So supply is thin, but the pace is slower. Only 39.3% of homes sold above list price, down 8.3 points from last year. That is still meaningful, but it is a calmer market than 03109.
What this means if you are buying
In ZIP 03109, nearly 7 in 10 homes go under contract within two weeks. The sale-to-list ratio sits at 102.7%, per the Real Estate Data Aggregator. If you are not ready to move fast, with financing in place and a clear number in mind, you will keep watching homes go to someone else. That is just the math of 0.6 months of supply.
In ZIPs like 03032 or 03102, you have a little more time. Median days on market in 03032 were 40. In 03102, 26 days, though that is 16 days longer than last year. More time is not unlimited time. It just means you can breathe before you decide.
What this means if you are selling
The biggest risk for sellers right now is assuming your ZIP behaves like the one across town. In ZIP 03103, the median price dipped 4.5% year over year, per the Real Estate Data Aggregator, even as homes sold above list 65.1% of the time. Price and speed can point in different directions. That is the kind of nuance that changes your strategy.
In ZIP 03104, the median sale price rose 8.9% to $520,000, and 135 homes sold, up 10.7%. But the sale-to-list ratio slipped 1.7 points, to 100.4%. Buyers are still paying list or better, but the cushion is thinner. Pricing right matters more when that cushion shrinks.
The Auburn Area as a whole added 507 new listings in the three months ending August 31, 2026, up 12.4% from the same period in 2025, per the Real Estate Data Aggregator. More sellers are coming to market. But 497 pending sales in the same window means demand is keeping pace. The pipeline is moving.
- ZIP 03109 is the fastest part of the Auburn Area by nearly every measure: 0.6 months of supply, 11 median days on market, 73.2% of homes sold above list.
- The rest of the market is competitive but not the same.
- Speed changes your strategy on both sides of a deal.
- Know which market you are actually in.
One more thing worth naming: the national backdrop is not helping buyers. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Higher rates shrink what buyers can afford. In a market where most homes still sell above list, that squeeze is real. It does not stop deals from closing, but it shapes what buyers can offer and how sellers should price.
Every street reads a little differently from the ZIP code around it. The numbers above are a true picture of the market. But your home is one property on one block, and that matters.
